First Bristol Begins Construction on $12M Middletown Marriott

Middletown, R.I. – First Bristol Corporation has begun construction of a new Marriott 97-Room Residence Inn in Middletown which will provide the first extended stay all-suite product to the Greater Newport business and leisure market. Along with the Marriott name, this extended stay product provides an all suite concept, with fully applianced kitchens, living rooms, and separate bedrooms for those guests looking for a more residential feel to their extended stay trips in the Newport area. The projected opening date for the new hotel is August 2007 and the total development cost of this project will be $12 million. This is the fourth hotel created by First Bristol Corporation in the last four years, according to James Karam, president and CEO of First Bristol Corporation.

Based in Fall River, Mass., First Bristol Corporation also recently completed reconstruction of the former six-story Ramada Inn on Route 1 in Norwood, Mass., creating a new 140-room Hampton Inn. This redevelopment included a total interior demolition and reconstruction of the existing structure. The development provided an entirely new exterior EFIS façade, new windows, roofing, canopy, parking lot re-paving, and landscaping improvements. The interior construction included a two-story atrium lobby created by demolishing a portion of the second floor. The project also provided new life safety features, including a new sprinkler system and fire and smoke detection system to assist guest and first responders in the event of an emergency. All new mechanical functions were installed, including a state of the art HVAC system and new electrical service and wiring throughout. All new guest rooms and bathrooms, including 32 new suites, together with a completely new furniture, fixture and equipment package highlighted the improvements.

The project was recently selected by Hampton Inns, a member of the Hilton Hotel family, as its “Best Hotel Conversion Project in 2006” across the United States. Upon completion of this $14 million project, the Hampton Inn of Norwood has become the newest hotel on the busy Route 1 corridor servicing the southern suburban Boston market, from Route 1 to Route 128.
